What is Kohabs?

Kohabs is a cluster of fully managed, ready to move in co-living spaces carefully curated, thoughtfully designed and primarily located. All homes are fully furnished and professionally managed making city living convenient as well as affordable for Students, young professionals, Entrepreneurs, Artists and the creative lot.

 

What is coliving?

Coliving is for people who want a home environment that actively supports them in living with purpose and intention. It is a way of living focused on a genuine sense of community, using shared spaces and facilities to create a more convenient and fulfilling lifestyle. Kohabs is all about creating an environment that inspires and empowers residents to develop connections and share knowledge among all those who also occupy the co-living space.

How can I schedule a visit?

You can set up a visit through our website or give us a call on 94768 64369  to schedule a visit.

 

Are there any timings to schedule a visit?  

Yes property visits are generally scheduled between 11am to 9pm without having to cause any inconvenience to our residents.

 

Can I book without visiting the property?

Yes absolutely, if you are coming to the city for the first time and would like to have a place of your own before you land, we would be more than happy to make you feel right at home. 

How do I make a booking/reservation?

We are constantly evolving. Eventually we would like for you to be able to see the property that fits your requirement on our website, select the room that you like and make a booking online. For now would need you to select the property that suits you on the website and then call us on 94768 64369 to make the reservation. 

What is the booking amount?

The reservation/booking amount to be paid at the time of booking is Rs. 5,000/- which will be adjusted in the security deposit payable at the time of check-in.

This is standard and mandatory for all Kohabs Properties. When do I have to pay the booking amount? The booking amount has to be paid at the time of making the reservation. The booking is confirmed only after the reservation amount is paid in full.

What are the reservation cancellation policies?

To cancel your reservation. you need to call us on 94768 64369. Please Note: The reservation amount is non-refundable as per the Company Policy.

Once the reservation is cancelled by you, the bed is reassigned for sales. The reservation amount is only refundable in cases where the booking is not confirmed by Kohabs or the room booked by you is not available for check-in.The reservation amount is non-refundable when the booking is cancelled by the customer. Kohabs properties are usually in high demand & the purpose of this policy is to discourage non-serious bookings and allow genuine customers to be a part of the Kohabs Community without much hassle.

What is the Security Deposit?

The security deposit is 1 months rent. Security deposit is collected at the time of check- in solely for security reasons and is fully refundable at the time of exit. The security deposit will not be refunded or be refunded partially in cases where there is an outstanding amount of monthly rent, there are physical damages to the property and its furnishings or there is a payment due outstanding. Security Deposit is refunded by the 5th of the subsequent month post check-out. Security Deposit will be refunded to the registered bank account via online transactions only. 

 

KYC/Document policy: We would need a copy of your PAN & Aadhar when you make a reservation and before you move in. The documents would go through a verification process by government authorities.

 

When do I have to pay my rent?  

We charge rent at the beginning of the month. So when you are moving in, you would need to pay us 1 months security deposit along with the first month's rent in advance.

 

When will I receive the rental agreement?

You will receive the rental agreement on the day of your check in, upon payment of the 1 month security deposit and the month’s rent.

 

Can I prepone/postpone my move in date?

Ideally we do not suggest you do so but in case of unavoidable circumstances we can prepone only in case the bed assigned to you is available. Postponing move in date is acceptable but the rent would be considered from the previously decided move in date.

 

What is the lockin period/minimum duration of stay?

Although we would like you to stay with us for as long as possible but we can make do by you staying with us for a minimum of 2 months.

 

What does my rent cover?

Our motto “One bill pays all” covers everything.

End to end Housekeeping

Unlimited Internet usage

Smart TV’s with DTH connection

Security

Basic repairs

Power backup

LPG refills

And all taxes

We have a soft limit for the per-month usage of electricity and water which your rent is inclusive of. Nominal charges apply if the usage crosses that limit. 

What does a fully furnished room include? 

A bed with mattress and pillow

A dedicated wardrobe with a key

A study table and a chair or a Bedside table

Soft furnishing like curtains, bedsheets and pillow covers.

TV (Optional)

Either Study table or bed side table is provided in the rooms. This is because few of our properties have dedicated work/study space.

When is my rent due?

Although we have an extended period of rent payment until the 5th of the month but would prefer it to be cleared by at least the 3rd as it helps us make payments to our staff, pay utilities and also pay rent to the building owners.

 

How will the rent be collected?

We prefer online modes of payments (Gpay, card payments, NEFT, UPI)

 

Are the properties fully furnished?  

All our properties are furnished to the brim. Everything you may need for a cozy, homely and comfortable stay is provided. Just walk in with your clothes and start living.

 

What is the guest policy?

We absolutely love guests. Friends are always welcome to visit Kohabs. If you are staying in a private room and would like to host a guest for a night or two please do keep us informed about the same but in case of shared rooms we prefer not having any guests staying over. 

 

What are the room types?  

We have single as well as shared rooms. You are free to choose the one that suits you and your budget. We have single, double, triple as well as couple friendly rooms.

 

Are pets allowed?

Although we love pets, the feeling isn't mutual among all our residents hence in order to avoid any conflicts we prefer not to have any pets in our properties.

 

Is food provided?

No we do not provide food but we do provide a fully equipped kitchen with all utensils, double burner gas stoves, refrigerator, Microwave and cabinets for food storage. You are free to cook if you would like or if the residents are interested we can help you find a cook. The cook and the grocery supply costs are to be shared by the residents.

 

Is there an incoming/outgoing time restriction?

Absolutely not. Freedom is an opportunity as well as a responsibility. As long as you are not disturbing the other residents you can feel free to come and go at your will.

 

Are there any time restrictions on using the common areas?

Not at all. You are free to use the common areas as per your convenience but making sure none of the other residents are getting disturbed. We would prefer you to keep it low post 10 PM.

 

Is the common kitchen open for all?

Yes it's open for all and hence please do remember to clean after yourself for the others to be able to use it as well.


How will repairs and maintenance be managed?

We’ve got it covered for you. Just raise it with the respective property manager and we will have it resolved for you in no time. Unless it is a physical damage in which case a fee would be applicable.

 

What can I hope to find in the shared/common areas?

This differs from property to property, but most often you would find a lounge room with a large screen Smart tv with DTH connection. A Chill zone, a quiet reading corner with a small library, board games, a co-working space and lots more.

 

What does the housekeeping service include?

We have dedicated housekeeping service for each property who comes 6 days a week. The housekeeping team will make sure the house is kept spick and span. They will clean your room, all the common areas as well as the bathrooms. They will even do the dishes. We just need to make sure we do not overburden them with heaps of dishes to wash. Use only what you need and if it can be reused please rinse and reuse.

 

Lock your wardrobes when you step out but do not lock your room for the housekeeping to be able to come and clean even when you are not there. Make sure you keep all your valuables under lock and key and in your respective wardrobes only.

 

How do I know I am safe in Kohabs?

We verify personal and professional profiles of every applicant and follow up with a thorough background check and all the shared spaces are equipped with CCTV cameras to ensure safety and security. Properties also have Security guards round the clock.

 

How will conflicts be resolved?

While we at Kohabs believe in inclusiveness and community living is our core principle we always encourage you to make that connection for a lasting relationship. However, in case of any difference of opinions which sometime may arise please do raise the same immediately with your respective property manager and our property manager shall do their best to resolve the situation.

 

Can I host events at Kohabs?

Absolutely, we love events. We would as a matter of fact would even help you host a community event. Just give us a heads up a couple of days in advance and we can meet you and help draw out the entire plan for the event.


Do we host events?

What is the move out process?

Although we would hate to see you go and we would do our best to make sure that you do not think of leaving us and going yet in case of unavoidable circumstances you need to give us a month's notice. The notice can be raised by informing the property manager or by raising it via the app. In case if you must leave before the notice period ends for any reason the deductions would still be till the date when your notice ends. Rent will be calculated till your notice period end date/ lock-in period end date whichever is the latest.

 

When will my security deposit be refunded?

Refund after deductions (if any) will be made via a bank transfer by the 5th of the subsequent month.

Can I Postpone/Cancel my move out date?

 Yes the move out date can be postponed or cancelled only if we do not have a booking for the bed by someone else in due course of time. So if you wish to cancel or postpone you need to let us know before we backfill or you would be allotted by the system any of the available beds which could sometimes even be in a different property.

For house Owners: 

Standard agreement format used by Kohabs to be signed between the Owner of the property and a designated Kohabs representative. Agreement needs to have all details of the transactions between both the parties to be clearly stated including terms, tenure, security deposit and monthly rent.

 

Who will pay the security deposit to me?

Kohabs will pay you the security deposit.

What is the mode of Security Deposit payment?

Kohabs will pay the Security Deposit to you either by cheque or online transfer. We do not deal in cash transactions.

 

When will I receive rent?

Kohabs will process the rent to your bank account before the 5th of every month.

Does my house need to be fully-furnished for me to list my house with Kohabs?

No, you don't need to have a fully-furnished house to list with Kohabs. But if it is fully furnished it is an added advantage and will definitely yield you more rent.

Will I receive rent if my house has rooms lying vacant?

Yes, irrespective your house is occupied or not as per the terms of the agreement, Kohabs is responsible for paying you rent without fail before the 5th of every month.


How do I list my property with Kohabs?

What are the documents/proofs required to sign an agreement with Kohabs?

At the time of signing the Agreement, you will be required to provide a copy of the following documents:
PAN card, Electricity bill, Water bill & Property Tax Receipt 


What is ‘Refer an Owner’?

It is an easy way to earn money. All you have to do is refer a property owner to us and earn Rs. 1000 when the owner's property is booked. However, you cannot refer your own properties for this referral program. Once the owner agrees to list his/her house on Nestaway, we will call you to collect your UPI details to transfer the referral amount. You can also refer as many property owners as you would like.
